A custom new build starts on a single sheet — not a brochure, not a plan-set. Drawn for the site, the brief, and the way the sun moves across a winter afternoon. Every line on the drawing has to answer for itself before it gets built.

We don't draw square metres. We draw how you cook, where the children come back through the door, where the morning sun lands and the storms come from. Programmatic adjacencies first; rooms after.

03 — Design partnership

Architect, builder,
owner — one room.

  1. 01 Sketch & concept In the room with you and the architect. We test buildability and budget against every move.
  2. 02 Documentation Working drawings reviewed by us in detail — services, structure, finishes coordinated before tender.
  3. 03 Construction certificate Certifier appointed early, paperwork lodged complete. Approvals don't drag a project — they line it up.
  4. 04 Build & handover One site supervisor, weekly walks, a defect period that finishes with the defects fixed.
04 — Build management

What you actually
get during the build.

  • One One phone number You ring it, the right person picks up. Decisions are made on site, by people who'll do the work.
  • Friday Friday update, photographed Short, honest, sent before you have to ask. If the week didn't go to plan, the email says so.
  • Variation Quoted before it happens Variation register is yours. You sign it; we proceed. No surprises on the next invoice.
  • Schedule Visible, kept to Live programme shared with you and the architect. We move dates by talking, not by accident.
05 — Climate, then technology

A Brisbane house outlasts its first family — and the technology of its first decade. We design for the next twenty years: deep eaves, cross-ventilation, solar-ready, EV-ready — climate-attuned to the air before the panels go on the roof.

Conduit pre-pulled. Battery space framed in the garage. Switchboard rated for what's coming. Insulation, glazing, eave depth and verandah orientation drawn in by an architect who understands the climate, built by us to the documented spec — solar onto the roof on day one if you'd like (see Solar).

06 — Begin

A site, a brief,
a sheet of paper.

A block already settled, a brief still forming, a couple of years' lead time. That's enough to start. We'll walk the site with you and bring an architect into the room before the first line is drawn.
